South End Single-Family Snapshot: March 2026
 
As of March 28 2026, there are only four active single-family homes for sale in Boston’s South End over 2,000 square feet — a reminder of just how limited single-family inventory continues to be in this highly sought-after neighborhood.
 
Current listings range from $3,995,000 for 48 Appleton Street, represented by Daisy Penney and John Gould of the Penney Gould Team, to a standout property on West Canton Street listed at $8,995,000.
 
Beyond the public market, there are two additional single-family homes available exclusively on Compass and four off-market opportunities available only through the Penney Gould Team’s agent network.
 
Already this year, the team successfully represented and closed the off-market sale of 77 Warren Avenue for $4,920,000 — a beautifully renovated home with parking.
 
Limited Supply, Steady Demand
 
Single-family opportunities in the South End have always been scarce, and recent sales activity underscores that trend.  
In the past three months, there have been only three on-market single-family sales in the entire South End — at 9 Bond Street, 44 Appleton Street, and 193 West Springfield Street. This exceptionally low turnover highlights the continuing imbalance between buyer demand and available inventory.
